Commercial space in demand

The vast majority of the commercial space (retail, industrial and office) on the Coast is occupied, according to figures provided by Barfoot & Thompson commercial agent Graeme Perigo. 

Office space in Silverdale has the highest rate of vacancy – 17 percent – with all other areas in single digits. However, Perigo says commercial activity in Silverdale remains strong. The new Briscoes development has created more retail options. 

He says Whangaparāoa still shows signs of hesitancy in both retail and office. “The mall upgrade has had some effect but the cost of entry for commercial space still tends to be lower than both Silverdale and Ōrewa.”

The Ōrewa beach front remains popular, especially for hospitality, and there is ongoing interest from experienced operators to come into the area. 

“Vacancy remains low in Ōrewa but some retail sites remain vacant although this tends to be older buildings offering short term tenancies only,” he says. “With the popularity of the beach front this is slowly impacting on sites off the main road in a positive way.”
