Introducing – BIZPARK Warkworth

Developer Blayne Pollock will introduce a new innovative business premises concept to Warkworth this year, and it’s believed to be the first time the idea has been tried in NZ.

Located just off Morrison Drive, BIZPARK Warkworth will comprise 13 industrial warehouses available for purchase or lease. Small businesses will be able to cut costs while increasing usable area by sharing common facilities such as an office, kitchen, dining area, meeting room and bathrooms.

Blayne says he identified a gap in the market while running his own construction business. After outgrowing the home garage, he then found the cost of buying or leasing a larger warehouse was prohibitive.

Shared office space is becoming more and more common in NZ, but having warehouses on the same site appears to be unique.

“It makes sense from a financial point of view. A desk in a shared office facility typically costs $8000-$9000. For only a few thousand dollars more they can get a warehouse as well.”

The warehouses will range from 42sqm to 95sqm.

Blayne originally anticipated most interest would come from tradies, but the warehouses are also suitable for small manufacturing operations, and he has had enquiries from an array of businesses, from boat builders to furniture makers to mechanics wanting to work on a project car.

Blayne says the common areas will be built to the highest standards.

“Typical industrial facilities comprise a horrible little kitchenette and maybe a dark, stinky toilet. But we are going to have a really high quality common area equipped with espresso machines, appliances, wifi, printer and so on.”

Construction is about to begin with stage one expected to be completed in July.    

“The place will have a modern feel where you will be proud to bring clients for meetings, and the network of businesses that feed each others work will be invaluable,” Blayne says.
