
A major residential and retirement village development in Warkworth has been approved to enter the government’s fast-track consenting process.
The Minister for Infrastructure has accepted an application from Warkworth RV Limited (Arvida) to refer its proposed development on Matakana Road into the Fast-track Approvals system, confirming the project meets criteria for delivering significant regional benefits.
The project, planned across 54 hectares at 286A–286D Matakana Road (the former Paddison owned farm), will deliver around 550 new residential units. These include a mix of standard housing and larger lifestyle lots, plus a retirement village featuring nearly 200 villas, a care facility and shared amenities such as gardens and community spaces.
In addition to housing, the development will include transport upgrades, new internal roads, walking and cycling connections, and infrastructure for water and wastewater services.
The Minister said the project would help address housing demand and contribute to a more functional urban environment in the region.
As part of the next steps, the developer has up to two years to lodge a full application. This must include detailed assessments of infrastructure capacity, required upgrades, funding arrangements and long-term maintenance responsibilities.
Officials noted there were no grounds to decline the proposal under the Act, reinforcing confidence in the project’s potential benefits.
