Housing market stabilises, offering plenty of choice for buyers

The Rodney property market is showing signs of settling into a more stable, but still cautious, phase as buyers and sellers adjust to a market very different from the boom years.

For homeowners in Warkworth, Snells Beach, Matakana and the surrounding rural areas, the days of rapidly rising property values appear to be firmly behind the market for now.

The latest available market data puts Warkworth’s median sale price at between $995,000 to $1.04 million, with the figure broadly stable compared with the previous year.

Properties are taking about 45 days to sell, fractionally less than the Auckland average of 50 days, which has an average sale price of $1.17 million.

The figures underline a significant change from the conditions experienced during the covid-era property boom.

Back then, buyers competed for limited stock, and prices rose sharply. Today, more houses are on the market so purchasers have considerably more time to investigate a property, compare alternatives and negotiate.

Well-presented homes in desirable locations and at realistic prices can still attract strong interest. Properties that need substantial work or have ambitious price expectations can sit on the market considerably longer. Importantly, the market price needs to be set in accordance with recent comparable sales rather than from what a neighbour’s property achieved several years ago.

Warkworth has benefited from its transformation from a relatively small rural service centre into one of Auckland’s major northern growth areas. The completion of the Pūhoi to Warkworth motorway connection has further strengthened its connection with Auckland.

That long-term growth story continues to underpin demand for housing, but that growth also brings more choice for buyers.

New subdivisions in areas such as around The Grange, out towards Falls Rd and around the Matakana link road, mean purchasers can compare existing homes with modern properties offering better insulation, lower maintenance and, in some cases, warranties and other incentives.

The picture is less straightforward in coastal communities where property values can be heavily influenced by views, proximity to the water, land size and the quality of individual homes.

The same applies to Matakana and the surrounding lifestyle market.

The average value in Matakana was about $1.79 million in March, illustrating the gulf between properties there and the typical Warkworth home.

For Warkworth itself, the underlying growth story seems to be firm over the longer term, with its population tipped to almost triple, from 7000 to 20,000 in coming years.
