A new player has entered the real estate scene in Kaipara, Raine & Horne Mangawhai.

But while the brand may be new, franchise owner, Alan Corkin and wife Jill are no strangers to the Mangawhai area.

They say the new brand will give them a platform to promote properties to an even wider audience using the very latest in targeted, social media advertising.

The Corkins have been working in the Kaipara region for over a decade, witnessing first-hand the area’s fluctuating property landscape and shifting demographics.

“We moved to Mangawhai 12 years ago when it was still a sleepy hollow,” Alan recalls. “A lot of residents liked it that way, of course.

“Real estate sales were slow, the few buyers were cautious and lenders were reluctant to back Mangawhai after the financial fallout of the 2000s. Sections were listed for under $200,000 and often changed hands closer to $100,000 – a true buyer’s market.”

That all changed, he says, once lower interest rates kicked in and Mangawhai rode the wave of unprecedented demand mainly from Auckland buyers looking for value and a lifestyle change.

Trademe Property currently lists around 160 Mangawhai properties for sale.

Alan says a fair number have been on the market for over six months, with some listed more than a year ago.

“Obviously not all properties are equal, some will always be more attractive to buyers than others. But the message is clear – my best advice is that well-priced, well-presented properties are the ones that attract the buyers.

“When you’re ready to sell, choose an agent who gives you the facts and will work hard to deliver you the very best result possible.”
