
Warkworth’s growing appeal as a lifestyle hub within reach of Auckland is set to be further enhanced with the launch of The Meadows Rise – the town’s first comprehensive townhouse community, offering 58 premium homes designed for modern New Zealand living.
Developed by Jamie Peters, The Meadows Rise, located on the corner of McKinney Road and John Andrew Drive, will be delivered across four stages. Stage 1 is under construction and will comprise 11 two-level, 100sqm, three-bedroom townhouses, with completion scheduled from July. Prices for the homes range from $865,000 to $945,000.
Once complete, the development will feature a total of 58 homes, including 32 two-level, three-bedroom townhouses and 26 three-level, three-bedroom homes.
Peters is no stranger to development in the Mahurangi region. He previously completed five stages within the wider Meadows development, adjoining The Meadows Rise, delivered a smaller development on Albert Road, and is currently progressing the Hudson development on Falls Road. He also undertook Private Plan Change 25 covering the former Stubbs Farm.
Stage 1 homes are being built by New Zealand company Golden Homes, which Peters says will deliver warm, healthy, high-quality houses. The homes will feature steel frame systems designed to prevent issues such as damp, rot and mould, and will be backed by a Gold Star warranty, offering buyers long-term peace of mind.
Peters says interest in The Meadows Rise has been strong and wide-ranging. Enquiries have come not only from local buyers, but also from across the country, including the East Cape and as far south
as the South Island.
Early indications suggest the development is attracting a broad cross-section of buyers. “Downsizers relocating from smaller towns to be closer to family and friends have shown particular interest, drawn by Warkworth’s balance of lifestyle and accessibility,” Peters says. “First-home buyers looking to secure a foothold in the property market and investors seeking long-term growth are also among those making enquiries.
“With the motorway extension and improved private and public bus services, Warkworth has become increasingly commutable to Auckland, while still offering a relaxed, small-town environment. The ability to work from home has further strengthened the town’s appeal as a long-term lifestyle destination.”
While The Meadows Rise provides an alternative, community-focused housing option, Peters says there are currently no plans for additional townhouse developments in the area.
Instead, the focus remains on ensuring Warkworth grows in a sustainable and high-quality way.
“We don’t want to see cheap housing throughout Warkworth,” he says. “What we need is a spread of real estate solutions that create opportunities for young people, middle-aged families and active retirees.”
Looking ahead, Peters believes the future of Warkworth lies in the continued revitalisation of its town centre. He sees potential for older, under-utilised buildings to be transformed into vibrant spaces for entertainment, shopping and services, maximising the river outlook while maintaining a strong focus on Queen Street.
