Another intensive housing development is in the wings for Red Beach Road – 21 townhouses could be built where Faithfull Funeral Services has been for around 30 years.
New development company, Red Beach 1, proposes to construct the two-storey, two and three-bedroomed homes on the site, which is on the corner of Red Beach Road and Albatross Road. The 3571sqm section is zoned Residential – Mixed Housing Urban and has a CV of $2.45m.
The proposal is the first stage of a two-stage development. The developer also purchased 4 Albatross Road, where it plans to build a further eight dwellings – this site is 809sqm.
Although this is the newly formed company’s first development, Red Beach 1 co-director Tom Anderson, a lawyer and property and design consultant, says he and his three co-directors – urban designer Bruce Weir, accountant David Kitson and valuer Michael Gale – have extensive experience on other projects.
Red Beach 1 applied to Auckland Council for resource consent for Stage 1 of the project at the end of October – the application is still being processed.
Meanwhile, the homes are already on the market and Anderson says this reflects the company’s confidence that what is proposed does not infringe on the rules too heavily.
“We didn’t want to push the boundaries,” Anderson says.
Red Beach 1 purchased the land from Faithfull Funeral Homes – the deal, which has been unconditional for some time, finally settled last week.
The proposal is to demolish the funeral home and construct two rows of units, with frontage to either Red Beach Road or Albatross Road, together with retaining walls to 1.2m high, road access and landscaping.
The proposal is the first stage of a two-stage development. Stage 2 consists of an additional eight dwellings on 4 Albatross Rd.
The resource consent application notes that the proposal represents a reasonably high-intensity development on the 3571sqm site, with an average site area of 170sqm per dwelling.
Each dwelling will have at least one parking space and some will have two. Anderson says this is about balancing compact living with providing people who are buying a high-end unit with garaging, as they would expect. The units are on the market from $990,000 (two bedrooms) to $1.2-$1.3m (three bedrooms).
The company has requested no public notification of the resource consent application and considers that no neighbours will be adversely affected. Anderson says that informal approaches to neighbours met with a positive response to the plans.
He describes the development, called The Residences – Red Beach, as of excellent quality.
“We want to be proud of what we see when we drive by, once it’s finished,” he says. “We hope it will be a great addition to the community.”
Faithfull Funeral Homes was approached for comment but was not available prior to this paper going to print.
